The Observatory | Case Study

New Homes in Canterbury, Kent

For many buyers, the need to live within easy reach of London can mean compromising other factors, whether it be budget, proximity to schools, architectural design or outside space. For newly married couple Andy and Alex, the ability to commute to London within 50 minutes was at the top of a very specific wish list; however not willing to compromise on design, their search would undoubtedly be a tricky one. Despite this, the professional couple managed to find the property of their dreams at The Observatory, Canterbury, a unique new development offering 9 distinct house types within easy reach of the capital.

Andy, an Exploration Geologist, and Danish Recruitment Consultant husband Alex, met in Copenhagen whilst Andy was working for a large multinational energy company. The couple lived in the city for 8 years before relocating Canterbury; conducting extensive research of the new build market before deciding on a contemporary detached property at The Observatory. Developed by local Kent housebuilder Pentland Homes, The Observatory is a stylish development of only 36 private 3 and 4-bedroom homes, of which only 4 now remain.

Andy comments; “We had very specific search criteria. The ability to commute within 50 minutes and in comfort was key. Call me a geek, but I created an online interactive map with all new build developments just launched, small to medium sized sites, with open plan living, within our budget and commuting distance south of the river Thames. First on the list was the ‘wild card’ cathedral city of Canterbury. We couldn’t get an appointment that fitted with our schedule and so begged to just to be able to look around the show home without a member of the sales team. Pentland Homes kindly obliged and within 30 minutes back home, we sent an email reserving our plot!”

“The ethos of Clague Architects, the designers behind the scheme, is; ‘we believe in the power of great design and great places to improve peoples’ lives directly and indirectly’. We didn’t want a normal ‘cookie cutter’ home so this message resonated with us immediately.”

Andy and Alex were only the second family to move onto the site, having purchased a 3-bedroom detached property in the Brecon style, one of the more striking designs on the development. Their home boasts open plan living and unique features such as striking celestial windows, and is bright and spacious, giving the couple room to grow as a family. Andy adds; “Buying off plan early in phase 1 enabled us to secure the exact house and plot we wanted. The open plan and unique Scandi/Med/modern architecture of the home was precisely what we were searching for in terms of layout. In addition to this, it’s a small-scale development in a semi-rural setting, close to excellent schools and amenities. It’s also a short cycle to the high-speed station, which was a must for us.”

Andy and Alex have been impressed by Pentland Homes’ attitude and ability to deal with any queries swiftly and with a professional manner. Andy adds: “Pentland are a family run and owned company that isn’t answering to shareholders and end of year financial targets. The build quality, attention to detail and the finish to their homes are second to none. After care and customer support have been amazing. It really sets them apart from the competition.”

Properties at The Observatory come complete with integrated Neff kitchen appliances, a 10-year structural warranty, underfloor heating, pre-installed superfast broadband capacity, built-in wardrobes in master bedrooms, front garden pathing and planting, private rear gardens, garages and additional parking; a rarity for this area of Canterbury.

The Observatory is a 10-minute walk to Canterbury East station and a short cycle or drive to Canterbury West Station, which offers regular services into London St Pancras in under an hour. The charming town centre is within easy reach for Whitefriars shopping centre, Fenwicks department store and a range of supermarkets, traditional pubs and high-end restaurants and the city’s medieval cathedral.

There are 4 remaining homes left for purchase at The Observatory, with prices starting from £385,000. Help to Buy is also available. For further sales information, please contact Pentland Homes on
